Identify the purchase
Check the property, associated spaces, seller and ownership documents. Ask about occupation, tenants and condominium matters. Viewing a home does not replace legal and technical checks.
Coordinate the professionals
The notary handles matters within their role. A technical expert checks relevant building and cadastral matters; a lawyer can assist negotiations and clauses. Their work needs to connect.
Read the preliminary contract
It commits the parties to a later sale on agreed terms. Check price, payments, possession, finance and consequences of non-performance. Discuss the specific protections of recording it in the property register with the notary.
An imagined example
You rely on a mortgage but sign without addressing a refusal of finance. Failure to obtain the loan does not automatically remove your commitments.
Keep a purchase file
Save the advert, plans, offers, receipts and messages. Clarify outstanding conditions and questions. Each point should be resolved or consciously accepted before the final deed.
